  • How do you reduce costs and environmental impact?
    We’ve made significant investments in state-of-the-art, eco-friendly infrastructure to reduce energy usage and carbon emissions: • Solar panels (where sun exposure permits) help offset energy needs. • Battery storage systems charge during off-peak hours and power your apartment during expensive peak times—lowering both cost and grid demand. • Triple-glazed windows and high-performance insulation drastically reduce heating and cooling needs while creating ultra-quiet living environments. • Energy-efficient appliances and LED lighting throughout each unit.
  • Why is there a flat rate instead of metered utilities?
    We believe in simplicity and fairness: • No meter rental fees • No service charges from multiple providers • No fluctuating bills that make budgeting a challenge By combining utilities into a single bill, we also save on admin and infrastructure costs—and pass those savings on to you.
  • What happens if actual usage is more or less than expected?
    Transparency matters. At year-end: • If our total utility costs are below what we collected, you receive a prorated credit. • If utility costs go over by more than 25%, next year’s flat fee may increase proportionally. This structure gives everyone an incentive to save energy and protect our planet, while sharing in the benefits.   • How is the 5% calculated?

  • Why is rent insurance required?
    Ontario’s Landlord and Tenant Board (LTB) often makes it difficult—and extremely slow—for landlords to collect rent or evict tenants in breach of contract.   • What are the benefits for tenants?
    1. Credit Reporting to Equifax Your rent payments are reported monthly, helping you build or rebuild your credit score—especially valuable for young professionals, students, newcomers, or anyone recovering from past financial difficulty. 2. Housing & Financial Credibility Rent insurance demonstrates that you’re a trusted and responsible tenant, making it easier to secure future housing or credit approvals. 3. Damage Protection up to $10,000 The insurance includes up to $10,000 in damage coverage. However, misuse of this feature will negatively affect your credit score, as claims are reported.
  • Why are we so selective?
    At FoxySuites, we are very selective with who we offer our space to. Any tenant not aligned with our values of respect toward others, the landlord, and the property, should not apply. We aim to build a like-minded community of people who treat their living spaces and neighbours with consideration and care.
  • What counts as damage?
    We’re fair and realistic. • Normal wear and tear is not considered damage • Repainting after 5+ years is standard • What we’re concerned about are intentional damage, negligence, or misuse that leads to insurance claims.
